Back in June 2012 the St. Johannis Organisation bought from the Government of the Western Cape a piece of land of 6.572 sq.m located between the Karl Bremer Hospital and the St. Johannis Heim/Gardens grounds. The price paid for this plot was R 1, 2 Million.
By May 2013 a project had been developed which included 7 houses, 3 flats and an underground garage. As no integration into the existing facilities were planned and the building density was very low the project was discarded.
The second attempt was based on the idea to integrate the new development fully into the existing structure (entrance gate, common roads, etc.) and to increase the building density to make the project financially viable.
The vision was to enlarge the existing Retirement Village (Gardens has 51 houses and flats) by another 46 units (10 houses and 36 flats) and by so doing to create a bigger base from which the St. Johannis Heim would be able to have a constant flow of residents. This extension would be called: St. Johannis Park.
Towards the end of 2013 the first discussions with a developer Group were started and by July 2014 a formal proposer was submitted by Comdev St. Johannis (Pty) Ltd. In December 2014 the first concept drawings based on our proposal were presented.
Most of 2015 (from February to November) was spent in obtaining the approval for the rezoning of the plot from the Municipality.
Finally on the 30th of October, 2015 the project was launched and the sale process began.
By now (August 2016) 31 units of the 46 have been sold.
Activity on site started on the 8th of August, 2016. The pictures on the previous page show the removal of the existing trees (they were very old and will be replaced by new ones) and the preparation of the ground.
We are confident that in 12 months’ time the whole project will be concluded with the new residents having moved in and giving the St. Johannis Organisation a total new look.
At the same time the long term sustainability of the St. Johannis Organisation will be greatly enhanced.
